What You Should Know During Your Stay at Waikoloa Beach Resort

We are dedicated to making Ainamalu a safe, comfortable, Big Island vacation rental for each guest. Be sure to review our full list of rules and regulations and familiarize yourself with emergency contacts and procedures.

Ainamalu House Rules:

The following are some additional rules of our Ainamalu house with the intention of being respectful for our neighbors and our guests. Please read through them.

  • Quiet hours are between 10 p.m. and 8 a.m.
  • Pool hours are from 8 a.m. to 10p.m. For safety, children should always be supervised by an adult at the pool. Use of the pool is at your own risk.

Families with small children should make sure that the door alarms are turned on to prevent children from going outside to the pool unsupervised.

  • For health reasons, infants and others with incontinence issues must wear waterproof swim diapers when in the pool.
  • No glass containers of any kind are allowed in the pool area or on the lanai.
  • No smoking or vaping is permitted in the house, the pool area or on the lanai.
  • All trash must be securely bagged and placed inside the garbage bin. No trash should be left outside the bin. Cartons must be broken down and placed in the bin.
  • NO DRONES–The Ainamalu HOA has banned the use of drones within the community. Please do not use drones at the house or in the community.
  • Finally, please keep in mind that there are full-time residents on our street and be respectful of their ability to quietly enjoy their homes.

  • Parking:

    There are ample places to park at our Ainamalu home. The garage is available for you to park in and is your best option. Please be careful when parking in the garage so you do not hit any of the that are items in it. You may also park at the top of the driveway or in the driveway. You should not park on the street except temporarily for the loading and unloading of people or personal items.


    Check Out Procedure:

    The following should all be completed as part of checking out. The basic goal is to leave it as you found it, please!

    • Checkout is at 11am HST the day of your departure. You may arrange for a late check out at an additional fee. If you want to arrange for a late check out please email at noelanispencer@hawaiilife.com or call/text our property manager, Noelani Spencer on her cell phone at (808) 990-4994. If no arrangements have been made and your check-out is after 11am HST, you may be charged an additional day’s rental. Please read our late check-out policy at the end of this section.
    • Set the AC back to78degrees.
    • Turn off all fans and the lights.
    • All dirty cookware, dishes and glasses should be placed in dishwasher and the dishwasher started. Do not leave dirty dishes in the sink or on the counter.
    • The lanai grill should be brushed off so that the grill surface is clean.
    • All the furniture and furnishings should be returned to the position, place and condition they were originally in.
    • All debris, rubbish, discards, and trash picked up and placed in the bin outside. No garbage should be left in the house.
    • If beach or snorkel equipment was used, it should be rinsed off with an outside hose and returned to the garage storage area where it was originally.
    • If the high chair or Pack & Play were used, they should be washed off, repacked as they were originally, and returned to the closet.
    • One load of BEACH towels should be started in the washing machine. If there is more room for additional towels in the washing machine, add bath towels, hand towels, and washcloths until there is a full load for the washing machine.
    • The beds that were slept in should have the sheets stripped, and any other remaining dirty kitchen towels or linens piled in a stack in front of the washing machine.
    • The door keys and the garage door opener should be placed back in the bowl on the front entry table.
    • The home should be left locked.
    • Finally, before you leave, we would really appreciate you signing our guestbook.

    Late Checkout Policy:

    Check in is at 4:00 pm HST.

    Check out is at 11:00 am HST.

    When we rent our home to someone, we always assume they will check in at or after 4:00 pm and check out by11:00 am. The 5 hours between the two times allows our cleaning staff to clean the home before the next person arrives. Sometimes it does not take 5 hours, but often times it does. The cleaning persons are third party contractors, who come in to clean our homes but only in the daytime. They do not clean in the evenings.

    Most of our guests fly in from the mainland, primarily the west coast, and want to check in by 4:00 pm. That is particularly true of Fridays, Saturdays and Sundays when people often take the first flight from the mainland, arrive in early afternoon, and want to be in the home by 4:00 pm to start their stay.

    Therefore, when we allow a late checkout, we must give up the possibility of renting our home that night because the cleaning staff cannot get it turned around in time for the next incoming guest.

    If, therefore, you are requesting a late checkout, there are two options.

    First, if you want to be in the home, guaranteed from your initial booking, later than 11:00 am on the day of your departure, then you should request and pay for another night.

    Or second, if you are willing to take some risk, and are willing to wait and see whether there is someone who is going to rent the home for that evening and check in at 4:00 pm, ….. then you can request a late checkout,within3 days before your departure, if we have not already rented that night. We encourage you to ask as soon as possible within that 3-day window.
